The inspection process ensures that buildings in Olathe are safe, code‑compliant, and ready for occupancy. Our inspection team works directly with contractors, homeowners, and design professionals throughout the construction process to verify that structural, electrical, plumbing, mechanical, and related work meet adopted codes and approved plans.

Inspections are typically required at key stages of a project and must be scheduled before work is concealed or the next phase begins. By completing timely inspections, our team protects public safety, supports quality construction, and keeps projects moving efficiently from permit issuance to completion and final approval.

Temporary Certificate of Occupancy (TCO)

To obtain a TCO and grant occupancy a fee is required. A Temporary Certificate of Occupancy may be requested to allow occupancy while non-life safety items are incomplete.

  • Extensions to a TCO may be granted for a fee, and reinstatements are valid for 30 days each.

Certificate of Occupancy (CO)

All approving departments are required to pass final inspections to obtain a CO. No additional fees are required. A Certificate of Occupancy will be issued on occupiable projects once 100% complete.

Re-inspection Fees

A $100 fee (per visit) may be assessed if:

  • The permit holder fails to have project ready for a scheduled inspection, fails to correct previously inspected non-compliant items, or fails to have address numbers or permit posted.
  • The permit holder continues with construction activities without inspection approval or interferes with the inspection process.
  • The structure is locked and inaccessible for a scheduled inspection or is occupied without city authorization.

After-Hours Inspections

We are pleased to provide after-hours inspections on a request and availability basis.  An after-hours inspection fee will be required before the inspection can be scheduled.
